Concrete and clay tile
Tile Roof Cleaning & Sealing in Riverview
Tile holds up well, yet Riverview's damp air lets it drink in rain, grow dark streaks and lose its face little by little. Cleaning it properly and sealing it clear slows each of those, so an older tile roof goes on looking as sound as it really is.

A different roof, a different job
Our shingle treatment feeds oil back into asphalt. It has no place on tile, and we never use it there. Concrete and clay tile age in their own way. The surface is porous, so it takes on water through the wet months, and that damp face is where algae and staining settle in. Over the years the surface wears and the colour dulls. Cleaning lifts the growth and grime; sealing it clear afterwards cuts down the water the tile can take in, and with less moisture held in its face, staining and wear arrive more slowly. Owners facing questions about an older tile roof often want it to look cared for; we can help with that, though how an insurer views the roof is for the insurer to say.
Cleaned, then sealed to cut down how much water the surface draws in.
Walked with care, cleaned, and sealed clear to slow staining.
The asphalt treatment is never applied to a tile roof.
Is sealing right for your tile?
We check the tiles before any cleaning. Broken or slipped tiles are a job for a roofer first.
Good candidates
- Concrete or clay tile that is intact and well seated
- Surfaces darkened by algae, mildew or grime
- Tile that looks faded or chalky but has no cracks
- Owners who want to slow staining and surface wear
Not ready for sealing
- Cracked, broken or slipped tiles
- Leaks or damaged underlayment beneath the tile
- Metal or flat roof sections
- Asphalt shingle roofs, which take the oil treatment instead
How it works
From grimy tile to sealed
Walk and check
Tiles are looked over for cracks, slips and loose ridge pieces before anything else.
Clean
Growth and grime are lifted with a low-pressure wash that spares the tile surface.
Dry out
The roof is left to dry fully so the sealer goes onto clean, dry tile.
Seal
Clear sealer goes on in an even coat over the open field of tile and along every ridge.
Tile sealing questions
How long does the seal last?
We will not put a figure on it, because the tile, how exposed it is and the weather it takes all play a part. When the roof is due another look, you get our honest read on how the seal is holding.
Is this the same as your shingle treatment?
No. Tile is cleaned and sealed; asphalt shingles get rejuvenation. They are separate services for separate roofs.
