Before anything is sprayed
Roof Rejuvenation Assessment in Riverview
An insurer's letter or an inspector's remark about roof age starts a clock. Before anything else, it pays to learn what those shingles still have in them, so we get up there, bend and press them ourselves, and tell you yes or no before we leave.

What we look at up there
Age on paper and condition on the roof are not the same thing, and that gap is where most of the worry sits. An assessment closes it. We bend shingles to see whether they flex or snap, gauge how much granule cover has already washed into the gutters, note the roof's age, and walk each slope for lifted tabs, bare nails, tired flashing and soft spots underfoot. Nothing is treated on this visit; the point is a clear picture before you spend anything.
Whether the shingle still gives under the hand or has turned brittle in the sun.
How much of the protective mineral layer is left on each face.
Lifted tabs, exposed fasteners, flashing and pipe boots that need attention first.
What you leave with
A yes or a no
Either the roof is a sound candidate for shingle rejuvenation or it is not, and we tell you which without hedging.
A price on the yes
If treatment fits, you hear what it costs before anything is booked or opened.
The real alternative on the no
If it does not fit, we say whether a roofer's repair or a full replacement is the honest answer, so you are not left guessing.
How it works
How the visit goes
You call
Tell us the roof's age, what it is made of, and what the insurer or inspector raised.
We go up
Shingles are flexed, granule loss is gauged and every slope is walked for damage.
We talk it through
You get the verdict at the visit, in plain terms, with the reasoning behind it.
You decide
Treat now, sort the small fixes first, or plan for a replacement. The choice stays yours.
Questions about the assessment
Does this replace a home inspection?
No. A home inspector looks over the whole house. We look only at the roof covering, and only to settle whether rejuvenation makes sense for it.
Can you tell me what my insurer will decide?
No. That call belongs to the insurer alone. Our part is an honest report on the shingles, and that picture is useful to have in hand while you decide what comes next.
What if you find loose shingles or a bare nail?
Small issues like those are handled in a pre-treatment tune-up. Anything bigger, such as a leak or storm damage, goes to a roofer.
