Pre-Treatment Roof Tune-Up in Riverview

Treatment pays off most when nothing up top is hanging loose. So ahead of the oil, we seal bare nail heads and flashing, re-fasten vents and pipe boots that have shifted, and swap in a shingle wherever one has gone missing, leaving the roof you mean to hold on to fit to be held on to.

Why the small things come first

On an aging roof in south Hillsborough, trouble rarely starts across the whole surface. It starts with a nail head that has backed out, a pipe boot cracked by years of sun, or a tab the last summer storm folded back. Each one is a spot where water can find a way in, and treating the shingles around it does nothing to close it. The tune-up deals with those points so the rejuvenation treatment lands on a roof that is sealed and secure. It is the step most often flagged during an assessment.

What the tune-up covers

Minor work, done before treatment, on a roof that is otherwise holding up.

Part of the tune-up

  • Sealing exposed nail heads and fasteners
  • Resealing flashing that has lifted or dried out
  • Securing roof vents and pipe boots
  • Replacing loose or missing shingles in small numbers

Handed to a roofer

  • Active leaks or water stains spreading inside
  • Storm damage across a slope
  • Soft or rotted decking
  • Anything that amounts to re-roofing

How it works

From walk-over to ready

01

Mark it

Each exposed nail, tired boot and loose shingle found on the roof is noted.

02

Fix it

Fasteners and flashing are sealed, vents and boots made secure, and the odd missing shingle put back.

03

Show it

You see what was done before treatment is booked, so nothing is hidden under the oil.

04

Treat it

With the loose ends handled, the treatment can go ahead on the next dry day.

Before you ask

Is a tune-up the same as a leak repair?

No. Water already coming through is a roofer's job, and you will hear that from us straight away. A tune-up handles small, dry problems on a roof that still sheds the rain.

Will my roof need one?

Not always. Plenty of roofs go straight to treatment. The assessment shows whether there is anything to sort first.
