Roof flagged in a sale
Riverview Roof Rejuvenation for Home Sellers & Buyers
An inspection note calling the roof near the end of its life can stall a sale quickly. If the shingles are old but still sound, treatment is one option worth putting on the table, and we will tell you plainly whether it fits.

Where we fit in a sale
Sellers, before listing
Have the roof assessed and, if it suits, treated before buyers and their inspectors walk through.
Buyers, after inspection
Find out whether the roof the inspector flagged is a treatment candidate or a replacement in waiting.
Both sides, plainly
We describe the roof's condition and what the treatment does. The decisions stay with buyer and seller.
What treatment does here, and what it does not
Plenty of Riverview homes changing hands still carry their original asphalt roofs, now well into middle age. When an inspector notes that, it does not always mean the roof is done. Shingle rejuvenation returns oils to a sound, aging shingle so it flexes again and holds its granules, which can extend shingle life by five to seven years. What it cannot do is promise how an inspector, a lender or an insurer will view the roof afterwards, or what it adds to the sale price. We give you the facts about the roof; the negotiating belongs to you.
Is it worth raising in your sale?
Treatment only makes sense where the roof is old but still whole. An assessment settles it.
Worth a look
- The inspector noted age or wear rather than leaks
- Shingles dull and shedding some granules but lying flat
- A few loose shingles that a tune-up can sort first
- Buyer and seller both want options before agreeing on a replacement
Better left to a roofer
- Leaks, ceiling stains or soft decking noted
- Storm damage or wide areas of missing shingles
- Metal or flat roofs
- A roof the inspector found structurally spent
Questions from buyers and sellers
Can you promise the roof clears the buyer's inspector?
We cannot promise that, and nobody honest can. We can tell you what condition the roof is in and what the treatment changed.
Can it fit around a closing date?
Usually, yes. A treatment day runs a few hours in dry weather, so ring us as soon as the closing date is set and we will say which days are open.
Get the facts before you negotiate
Call, and at the visit you will learn whether treatment truly fits this roof and what it would cost, so you can bargain with real facts.
